Home Evaluation

The first step in home evaluation is to have a Realtor walk through your home with you.  You can point out the remodels and upgrades, such as a newer roof, newer appliances, etc – things that aren’t as apparent from a visual tour. 

If you are planning to sell immediately, your Realtor can suggest things that will help get your home sold quickly – paint, new carpet in a room, decluttering… If your plans are further out in the future, your Realtor can suggest projects that will pay you back at the sale of your home.

And sometimes, listing a home ‘As Is’ is just fine!

After touring your home and property, your Realtor can accurately compare your home to other homes in the neighborhood, city, or school district with similar qualities.  We always look closely at the SOLD homes- the Active listings are a great guide to current pricing, but the SOLD listings are what an appraiser will review – and that’s what counts.

A CMA (Comparative Market Analysis) will give you a good guideline for pricing your home, or in using as a baseline for a future sale. Your Realtor will guide you to a listing price that will bring about the most buyers when you are ready!

I also have a list of items that an Inspector will be looking for – those usually bring about a few projects for the honey-do list!  Contact me if you would like me to email the list to you.

Finally – we cannot price a home by looking at what you want/need to get out of the home.  We price homes based on current sales in the area. Pricing by want/need generally makes for disappointment and frustration from lack of showings and offers.
